WHAT IS A HOME WARRANTY?

The standard Home Warranty is a one-year service contract that protects a resale home buyer or current homeowner against the cost of unexpected repairs or replacement of major systems and appliances that break down due to normal usage.  Coverage is also available to home sellers during the listing and escrow period to help them keep unforeseen breakdowns from potentially delaying the close of sale.



HOW DOES A HOME WARRANTY WORK?

When an unexpected breakdown occurs please call 866-306-2999 to open a claim.  You may also submit a claim online.  We are available 24 hours a day, 365 days a year.  When you call with a service problem, we will contact a contractor who will contact you directly to schedule a convenient appointment during normal business hours.  The contractor will arrive to your home per a scheduled time between you and the contractor.  You will be responsible for a low service call fee per each trade service call.

No.  Inspections are required by some home warranty companies, but not with Landmark Home Warranty.



WHAT IS A SERVICE CALL FEE?

For each new claim that is placed, you will be responsible to pay a Service Call Fee to the contractor at time of the first visit, before diagnostic is performed.  Each claim placed will pertain to items of one trade.  Multiple claims may be opened for multiple trade items.




HOW DO I PAY FOR MY HOME WARRANTY?

Premium must be received within 14 days after close of sale.

CAN I RENEW MY HOME WARRANTY?

The Plan may be renewable.  In the event, you will be notified of the prevailing rate and terms of renewal.




CAN I TRANSFER MY HOME WARRANTY?

This plan is transferable.




CAN I BUY A WARRANTY FROM THE MANUFACTURER RATHER THAN A WARRANTY COMPANY?

You could, but it would cost you more.  Various manufacturer warranties offer coverage on their own particular system or appliance.  You would have to buy individual warranties from several different companies to cover all of your appliances.  This could cost you up to $1,500 or more per year!  And that still wouldn’t cover your major home systems, such as plumbing, electrical, heating, etc. – items that Landmark Home Warranty includes.  The benefit of covering your major home systems and appliances through Landmark Home Warranty is that you receive coverage with one Plan, one low premium, and one number to call for service.




WHAT IS THE DIFFERENCE BETWEEN MY HOMEOWNER INSURANCE POLICY AND A HOME WARRANTY PLAN?

Landmark Home Warranty’s one-year home warranty covers items not covered under your standard homeowner policy, filling a critical gap in protection for your home.  For example, if your dishwasher leaks and water damaged the floor, your homeowner insurance policy may cover the damage to the floor but not the repair or replacement of the dishwasher.  With a Landmark Home Warranty, your dishwasher is covered




DO HOME WARRANTY PLANS COVER APPLIANCE OR SYSTEM REPLACEMENTS?

Yes.  You may already have warranties on individual items in your home.  Check these warranties carefully since they may only cover parts and/or labor.  With Landmark Home Warranty, parts, labor, and system replacement are all covered.  Please review our Plan for completed coverage terms and conditions.
